The Problem

Ask most plants for their electrical maintenance program and you will get one of three answers: there is a binder somewhere, there is a set of PM tasks in the CMMS that nobody has reviewed since they were entered, or there is a well-run program covering rotating equipment and effectively nothing covering distribution.

That last one is the common case, and it is understandable. Motors and gearboxes announce themselves — they get loud, they get hot, they get vibration routes. A switchboard does none of that. It sits still and quiet for thirty years and gives no reason to be scheduled.

The gap becomes visible in two situations, and both are bad ones: after a failure, and during an audit or an insurance review, when somebody asks what the maintenance basis was and there is nothing written down.

What Premier Does

We build the program as a document your organisation can actually run: an asset list, a criticality basis, defined tasks per equipment class, intervals with a stated justification, the records that must be kept, and the review cycle that keeps it current.

Alignment with NFPA 70B and other recognised practice is the reference frame, not the goal. The goal is a program proportionate to your plant — one that a maintenance department of the size you actually have can execute, and that produces the evidence you need when someone asks.

Premier does not certify NFPA 70B compliance and does not represent itself as an authority having jurisdiction. What we provide is program development and documentation aligned with the standard’s recommended practice, along with the condition data and records that support it.

The asset list the program acts on, with ratings, location, connectivity and age. Without this the rest is aspiration.

A defensible criticality basis established with production and maintenance — what stops, for how long, at what cost.

Task and interval per equipment class, driven by criticality, condition, duty and environment. A clean switchroom and a dusty mezzanine do not get the same interval.

What gets looked at, by whom, how often, and what specifically they are looking for — written so it can be executed by someone who was not in the room when it was designed.

Which assets warrant diagnostic testing, what tests, on what cycle, and which of those need a qualified specialist provider.

What record each activity produces and where it lives — so the program generates evidence as a by-product rather than as extra work.

Review What Exists

Current PM tasks, CMMS entries, contractor scopes, prior test reports and the binder in the drawer. Some of it is usually salvageable and worth keeping.

Establish the Asset Base

An accurate equipment inventory, or an assessment to produce one. A program cannot schedule assets nobody has enumerated.

Set Criticality With the Plant

Done jointly with production and maintenance. Criticality assigned by an outsider alone is criticality nobody defends when the schedule gets tight.

Define Tasks & Intervals

Per equipment class, referenced to recognised practice and adjusted for your duty, environment and condition data.

Right-Size It

Reviewed against the labour and outage windows you actually have. A program that cannot be executed is worse than none, because it documents an intention you then fail to meet.

Issued as a written program with the forms and record structure, in a format that loads into your CMMS rather than sitting beside it.

Premier can execute the inspection and testing elements on interval, and revises the program as the plant and the condition data change.

Preventive, Predictive, and the Difference That Matters

Preventive maintenance is interval-based: the task happens because the interval elapsed. It is necessary and it is not sufficient — it will find some problems and it will service equipment that did not need servicing.

Predictive maintenance is condition-based: the task happens because measured data says the asset is changing. Thermography, power quality monitoring, oil analysis and loading trends are all predictive inputs.

A good electrical program uses both. The preventive schedule covers what must be done regardless; the predictive data adjusts the priority within it, and tells you which of this year’s scheduled items should be moved up. What makes that possible is the record — which is why documentation is not the boring part of the program, it is the part everything else depends on.
