Electrical Equipment Condition Assessment

Three questions, answered in writing: what electrical equipment does this facility have, what condition is it in, and what needs attention first?

The Problem

Most industrial facilities cannot produce an accurate list of their own electrical equipment. Not because anyone was careless — because the plant grew. An expansion added a substation. A line was moved and the old feeder was left in place. A contractor swapped a panel on a weekend in 2011 and the schedule was never updated.

The consequence is that maintenance is spent on whatever is visible and whatever complained recently. The forty-year-old switchboard feeding the main line gets no attention, because nothing has gone wrong with it yet.

You cannot maintain, budget for, or prioritise an asset base you have not enumerated.

What Premier Does

We walk the facility and build the inventory from what is physically installed — not from the drawings, which we will also check but will not trust. Each significant asset is recorded with its nameplate data, location, what feeds it, what it feeds, and an assessed condition.

Condition is assessed on evidence: visual inspection, thermal imaging under load, measured loading against rating, environment, age against expected service life, and any history the plant can supply. Where a finding needs testing beyond what an inspection can establish, that is stated as a recommendation rather than guessed at.

Then each asset is assigned a criticality — what stops if this stops — and the two together produce the priority list. A degraded asset feeding a spare compressor is not the same problem as a degraded asset feeding the main line, and the report says so.

This record is structured deliberately — the same fields carry forward into a maintenance program, into one-line verification, and into the equipment history that a reliability program accumulates year over year. The walkdown is done once and used repeatedly.

Scope & Document Review

Agree the boundary of the assessment and review whatever drawings, schedules and records exist — as a starting hypothesis, not as fact.

Facility Walkdown

Physical inspection of installed equipment, capturing nameplate data, condition observations and photographs. Discrepancies against the drawings are recorded as findings in their own right.

Loading & Thermal Measurement

Current measurement and thermal imaging under representative load, so condition is assessed against how the equipment is actually used.

Criticality Assignment

Done with the plant, not for it. Production knows what stops when a given asset stops; that knowledge belongs in the record.

Analysis & Rating

Condition ratings assigned against consistent criteria so assets can be compared to each other rather than each judged in isolation.

Prioritised Report

Inventory, condition, findings and a ranked action list, with the reasoning behind the ranking made explicit.

Why It Matters

An equipment condition assessment is usually the cheapest thing a plant can do that changes how it spends money on electrical maintenance. It converts a reactive budget into a plan, and it converts “we should probably replace that switchgear eventually” into a documented case with a date on it.

It is also the foundation everything else sits on. A maintenance program needs an asset list. A one-line needs verified connectivity. A reliability program needs a baseline. This is where all three come from.
